How many properties do you manage?
We intentionally keep our portfolio small. The exact number changes as we onboard new properties and occasionally part ways with others, but the principle stays the same: we will never manage more properties than we can give genuine, senior-level attention to. If we’re at capacity, we’ll let you know — and we’ll let you know when a spot opens up.
What types of properties do you manage?
Single-family homes, multi-family properties, small apartment buildings, and select retail and commercial spaces across Kansas, Missouri, and surrounding states. We evaluate every property individually. Type matters less to us than condition, owner alignment, and whether the property meets our management standards.
Do you own properties too?
Yes. AuxFM’s leadership team owns and invests in real estate — and has for over four decades across our family’s portfolio. This is not a theoretical exercise for us. We think like owners because we are owners. That perspective informs every decision we make on behalf of our clients.
How do you handle maintenance emergencies?
We operate a 24/7 emergency maintenance line staffed by real people — not an answering service. Emergency calls are triaged immediately and dispatched to a vetted local vendor. Our average emergency response time is under two hours. For non-emergency maintenance, tenants submit requests through an online portal, and we coordinate repairs with owner-approved vendors, keeping you informed every step of the way.
Can you help me buy an investment property in Kansas City?
We’re not licensed real estate agents, and we don’t earn commissions on property purchases. But we can help you evaluate a potential acquisition — neighborhood analysis, rent comps, property condition assessment, and realistic income projections. And we’ll connect you with trusted local agents who specialize in investment properties. Our interest is straightforward: if you buy a good property, we want to manage it well for you.
What if I’m not happy with your service?
Our management agreements include straightforward termination terms. We don’t lock owners into contracts they can’t exit. We believe we should earn your business every month — not rely on a contract to keep it. If something isn’t working, we want to hear about it directly so we can address it. And if we’re genuinely not the right fit, we’ll help you transition smoothly.
