Aux Facility Management was founded by Peyton Warwick, Joe’s grandson, with a clear mission: combine the family’s generational real estate experience with a modern, disciplined, boutique approach to property management in the Kansas City metro. Peyton’s background is uniquely suited to this work. In addition to his real estate experience, he is the founder of Aux Partners, a professional recruiting firm. That background in staffing — in evaluating people, verifying credentials, and assessing fit — translates directly to two of the most critical functions in property management: screening tenants and vetting vendors. Peyton knows how to find reliable people because that’s what he’s built his career doing. AuxFM is not a franchise. It’s not a tech platform. It’s not a call center with a management license. It is a boutique operation led by an owner-operator who manages properties the way he manages his own — with attention, intention, and accountability.

That’s not a marketing line. It’s an operational decision. We believe the property management industry is broken by a model that rewards volume over quality. The more doors a company manages, the less time any single property gets. Owners become account numbers. Tenants become tickets. And the properties themselves — real, physical assets — suffer from deferred attention.
We built AuxFM to be the opposite of that. Intentionally small. Deliberately selective. Relentlessly focused on the fundamentals: quality tenants, well-maintained properties, transparent communication, and long-term value creation.
