Where It Started

The roots of Aux Facility Management trace back to a man named Joseph “Joe” Teeboom — and a story that spans continents, decades, and a relentless belief in the value of real property. Joe was born and raised in Amsterdam in the 1930s. As the shadow of war spread across Europe, his family made the decision that would define the rest of his life: they fled to America before the Nazi invasion of the Netherlands in 1940. Joe arrived in New York City as a young man in a new country, with nothing but resolve. He built a career on Wall Street, becoming a successful stockbroker on the New York Stock Exchange. When he retired to Florida in 1979, most people would have slowed down. Joe didn’t. He began purchasing properties — first in Naples and Marco Island, then in the Caribbean, on the islands of Sint Maarten and Sint Eustatius. What started as a retirement pursuit became a legacy. Joe’s properties, and the principles behind how he acquired and managed them — quality, integrity, long-term thinking — have been passed down through his family. His grandchildren now develop and manage those assets, carrying forward a tradition that has endured for more than four decades.

Where It's Going

Aux Facility Management was founded by Peyton Warwick, Joe’s grandson, with a clear mission: combine the family’s generational real estate experience with a modern, disciplined, boutique approach to property management in the Kansas City metro. Peyton’s background is uniquely suited to this work. In addition to his real estate experience, he is the founder of Aux Partners, a professional recruiting firm. That background in staffing — in evaluating people, verifying credentials, and assessing fit — translates directly to two of the most critical functions in property management: screening tenants and vetting vendors. Peyton knows how to find reliable people because that’s what he’s built his career doing. AuxFM is not a franchise. It’s not a tech platform. It’s not a call center with a management license. It is a boutique operation led by an owner-operator who manages properties the way he manages his own — with attention, intention, and accountability.

That’s not a marketing line. It’s an operational decision. We believe the property management industry is broken by a model that rewards volume over quality. The more doors a company manages, the less time any single property gets. Owners become account numbers. Tenants become tickets. And the properties themselves — real, physical assets — suffer from deferred attention.

We built AuxFM to be the opposite of that. Intentionally small. Deliberately selective. Relentlessly focused on the fundamentals: quality tenants, well-maintained properties, transparent communication, and long-term value creation.
